Since 1992, Dealy Development, Inc. (DDI) is a full-service Real Estate Developer & Development Management Firm. DDI is experienced in large-scale, mixed-use, complex, and challenging to entitle public and private projects.

Dealy Development has successfully been involved with all aspects of real estate development, encompassing entitlements through occupancy, and possesses extensive experience, and the expertise to successfully position projects throughout the pre-development and development process.

Drawing upon over 41 years of comprehensive real estate development experience, President Perry Dealy has successfully entitled over 4 billion dollars of project value of which over 2 billion dollars have been implemented to date.

With a history of success, utilizing our real estate development network, we perform with integrity for our clients taking a development project successfully from concept, through planning and execution, to completion.

About Us

Perry M. Dealy, President & CEO

Mr. Dealy has over 44 years of real estate experience in the public and private development arena with over $5 billion of projects entitled of which over $3 billion are completed. With hands-on experience in all aspects of real estate development including being a licensed architect, general contractor, and fiduciary representative, Mr. Dealy brings a broad set of skills that have been crucial to his success in strategic planning, acquisitions and development.

Since founding Dealy Development, Inc. in 1992, Mr. Dealy has been primarily responsible for project pre-development, master planning, entitlement phase, and overall project implementation and completion. Recently completed projects include the expansion of the Manchester Grand Hyatt San Diego; the development of The Grand Del Mar resort, Clubhouse and Villas; the entitlements and pre-development acquisition of the Columbia Tower Hotel Downtown San Diego; the entitlement and pre-development for Phase III San Diego Convention Center Expansion; and the master plan and entitlement for the San Diego Union-Tribune redevelopment. In addition, he continues the development management of Manchester Pacific Gateway on San Diego's downtown waterfront.

Mr. Dealy is a former Marine/Vietnam veteran and holds a Master Degree in Urban Design/Planning in Architecture from NC State University/UNC Chapel Hill with a thesis focused on Architect as Developer. Mr. Dealy is active in the community with membership with Lambda Alpha International, the Downtown San Diego Partnership Executive Committee, Urban Land Institute, Lincoln Club, Mission Valley Community Planning Group Board member, as well as the San Diego River Park Foundation Board member. Mr. Dealy resides in Point Loma and is married with a son. He enjoys golf, hiking, travel, good friends and wine.


Beth Windle, VP Planning & Development

Beth is an AICP certified City Planner with over 12 years of government administration, urban planning and urban design experience, focusing on public / private partnerships. She holds a BA in Government and Politics from the University of Maryland, as well as double Master Degrees in Land Use and Environmental Planning and Landscape Architecture from UNC Chapel Hill and NC State University College of Design, respectively.

Beth is the Vice President of Planning and Development at Dealy Development, Inc., part-time, covering projects in Mission Valley, Linda Vista and Downtown San Diego. Early in her career, Beth served as political staff to her state delegate, where she served as a liaison for local development needs and state project priorities. She served as the Deputy White House Liaison and Special Assistant to the Secretary at the Department of Housing and Urban Development, where her role focused on crafting housing policy that reduced regulatory barriers for the development of affordable / workforce housing. Beth gained local experience serving as a City Planner in North Carolina, as well as acting Development Project Manager III for the City of San Diego, focusing on open space and public park development within public / private, mixed-use projects.

Beth is a member of Lambda Alpha International Land Economics Society, the Urban Land Institute, the American Planning Association (AICP), the American Society of Landscape Architects, the Junior League of San Diego, and the Coronado Junior Women’s Club. She resides in Coronado, CA, where she enjoys sailing at the Coronado Yacht Club and life on the coast.
