Our Team

Since the conception of Dealy Development Inc. in 1992, DDI has been involved in San Diego's, and Southern California landmark buildings and sites. Perry M. Dealy has spent his career building and cultivating top-partnerships and relationships in the region.

Mr. Perry Dealy has over 46 years of real estate experience in the public and private development arena. Throughout his career, he has entitled over $6 billion of projects, of which over $4.5 billion is completed or underway. As a licensed architect, general contractor, and fiduciary representative, Mr. Dealy has hands-on experience in all aspects of real estate development, and he brings a broad set of skills that have been crucial to his success in strategic planning, acquisitions, entitlements, and development.

Since founding Dealy Development, Inc. in 1992, Mr. Dealy has been primarily responsible for project pre-development, master planning, entitlement phase, and overall project implementation and completion. Recently completed projects include, the Navy NAVFAC headerquarters, the expansion of the Manchester Grand Hyatt San Diego, the development of The Grand Del Mar Resort, Clubhouse and Villas, the entitlements and pre-development acquisition of the Columbia Tower Hotel Downtown San Diego, the entitlement and pre-development for Phase III of the San Diego Convention Center Expansion, and the master plan and entitlement for the San Diego Union-Tribune redevelopment. In addition, he continues the development and construction management of the Navy Broadway Complex on San Diego's downtown waterfront as the Research and Development District (RaDD Project) for IQHQ REIT.

Mr. Dealy is a former Marine/Vietnam veteran and holds a master’s degree in Urban Design/Planning in Architecture from NC State University/UNC Chapel Hill with a thesis focused on architects serving as developers. Mr. Dealy is active in the community as member of Lambda Alpha International, the Downtown San Diego Partnership Executive Committee, Urban Land Institute, Lincoln Club, Mission Valley Community Planning Group Board, as well as the San Diego River Park Foundation Board. Mr. Dealy resides in Point Loma with his wife and son. He enjoys golfing, hiking, traveling, good friends and wine.

Colin Kreik

Senior Vice President, Development & Construction

Colin Kreik has an extensive background in institutional real estate development and advisory roles, having worked on ground-up and repositioning projects across major asset classes, including commercial office, residential, retail, hospitality, mixed-use, and master plan developments.

Currently, Mr. Kreik serves as the Senior Vice President of Development & Construction at Dealy Development, Inc. for IQHQ REIT’s Research and Development District (RaDD). The RaDD project encompasses 2.4MM square feet of premier Class-A life science/office and retail ground-up construction, tailored as a life science urban infill project along the San Diego downtown waterfront. He is tasked with management of the development, construction, and capital budget control of the entire six-block project.

Mr. Kreik represented the lender for the NAVFAC and contributor to the close out Certificate of Occupancy to NAVFAC with DDI.

Prior to his current role, Mr. Kreik worked within the consulting practice at Sterling Project Development, the real estate consulting firm of the former New York Mets Baseball owners based in New York City. He served as both a development project manager and advisor to institutional lenders sourcing construction loans. In 2017, he relocated to Los Angeles to establish the firm’s West Coast presence and oversaw Sterling’s portfolio of many nationally recognized commercial developments throughout Southern California, San Francisco, Denver, and Hawaii. Mr. Kreik also successfully developed the first phase of “Titletown” on behalf of the Green Bay Packers football team in Green Bay, Wisconsin, which is a 26-acre ground-up infill development adjacent to the historic Lambeau Field.

Prior to his career in real estate development, Mr. Kreik worked four years for CDM Smith, a large-scale environmental & transportation engineering firm as a site engineer and urban planner. Mr. Kreik holds a BLA with a focus on Urban Planning from the Boston Architectural College, and a Master of Science in Real Estate Development from New York University.

Alex Burd

Senior Project Manager

Alex Burd is a Senior Project Manager for Dealy Development, Inc. and serves an active role in the Research and Development District (RaDD) project on behalf of IQHQ REIT. His primary responsibilities include managing the demolition of the last remaining Navy General Administration Facility, while overseeing design coordination, preconstruction efforts, building permit issuances, construction administration, and general development-related duties. He works in support of Perry Dealy, DDI’s President & CEO, and Colin Kreik, Vice President of Construction & Development, to facilitate the development and construction of the six-city-block, 2.4MM-square-foot, Class-A office and retail campus that lines San Diego’s downtown waterfront.

Prior to joining DDI, Mr. Burd held a four-year tenure with Balfour Beatty in their commercial preconstruction department. His experience encompassed preparation of estimates, developing virtual design, coordinating building information modeling, and other preconstruction services across a variety of project types. He managed estimates through all phases of design—programmatic to construction documents—while creating budget reports, phasing breakouts, value engineering tracking, and cost impact risk mitigation.

Mr. Burd holds a Bachelor of Science degree in Construction Management from Colorado State University, as well as certificates as both a Construction Manager-in-Training (CMIT®) and Associate Design-Build Professional (Assoc. DBIATM). He is currently enrolled in the Masters of Real Estate Program at the University of San Diego. He is a member of Urban Land Institute (ULI) and NAIOP’s San Diego chapter. He enjoys spending time outside surfing, skiing, and camping with good company.

Sr. Executive Assistant & Development Coordinator

Ms. Whetton serves as Senior Executive Assistant to President & CEO, Perry Dealy, and the executive team of Dealy Development, Inc. by enhancing executive productivity and improving business operations. Additionally, she serves as the Development Coordinator to help ensure the smooth operation of the development and construction of the Research and Development District (RaDD)—a 2.4MM-square-foot project, $1.8 billion premier Class-A office and retail ground-up construction, tailored as a life science urban infill project on six city blocks along downtown San Diego’s waterfront. Ms. Whetton was also part of the Certificate of Occupancy with NAVFAC including warranty resolution. With over 20 years of experience in project management and executive administrative support, her current role includes everything from administrative tasks to office and project management, meeting and event coordination, website management, human resources, client and customer interface, public relations, problem solving, and anticipating issues and needs to ensure the continued success and smooth operation of Dealy Development and the RaDD project. Having worked with Mr. Dealy from 2008 to 2011 on the Manchester Pacific Gateway project, Ms. Whetton is pleased to, once again, be an integral part of the Dealy Development leadership team focused on the build-out of the Navy Broadway Complex on Harbor Drive in San Diego.

Prior to her current role, Ms. Whetton held positions in hospitality management (as Food & Beverage Director for Wyndham International), in commercial real estate development management (for DDI), and in business management (for ACE Parking). In addition to Ms. Whetton’s role with DDI, she is also active within her community and volunteers her time at Heritage County Park as a site docent. She is an active member of the San Diego Professional Tour Guide Association where she has served as the Certification Chairperson. Ms. Whetton graduated magna cum laude from Cal Poly, Pomona with degrees in Hospitality and Business Management. She considers herself blessed to live in America’s Finest City—San Diego—with her loving husband of nearly 30 years.

With a history of success, utilizing our real estate development network, we perform with integrity for our clients taking a development project successfully from concept, through planning and execution, to completion.

Development Management

Guidance and partnership that draws upon vast experience relating to the development process and large-scale, high-budget, and complex projects to provide clients the opportunity to leverage all aspects of the development cycle, including project feasibility and acquisition, entitlements, occupancy certifications, design-build, team organization, and complete development management.

Due Diligence

Recommendations and oversite pertaining to Planning and Zoning restrictions/requirements and project feasibility. Used to support Summary of Geological Requirements, Environmental Phasing I/II Reports, requirements for site utilities and grading, recommendations for the "highest and best" use for site(s) based upon market demand and financial pro forma analysis, and determination of market rents and sales values for revenue projections.

Entitlements

Processing and management of all required public agency approvals and permits. Used for coordination efforts with City/County/State Planning, Building Department, Health and Fire Departments and Department of Real Estate. Also used for processing specific plans, C.U.P.'s, Tract Maps, and other Entitlement-related documents; as well as, negotiation of /Development Agreements and Conditions of Approval.

Construction Management

Full-scope oversight of the construction process, implementation, budgeting, and selection of construction team. Overseeing the planning, design, and construction of a project, from its beginning to its end. Services guide a project's time/delivery, cost, and quality; and is compatible with all project delivery systems, including Design-Bid-Build, Design-Build, CM At-Risk and Public Private Partnerships. Works to direct an on time, on budget successful project completion.
