Since the conception of Dealy Development Inc. in 1992, DDI has been involved in San Diego's, and Southern California landmark buildings and sites. Perry M. Dealy has spent his career building and cultivating top-partnerships and relationships in the region.
Due to President Dealy's most recent pursuit and project win (IQHQ's Research and Development District project), he has expanded his team to support the company's ability to offer top-quality expertise and experience to all of his clients.
Mr. Dealy has over 44 years of real estate experience in the public and private development arena with over $5 billion of projects entitled of which over $3 billion are completed. With hands-on experience in all aspects of real estate development including being a licensed architect, general contractor, and fiduciary representative, Mr. Dealy brings a broad set of skills that have been crucial to his success in strategic planning, acquisitions and development.
Since founding Dealy Development, Inc. in 1992, Mr. Dealy has been primarily responsible for project pre-development, master planning, entitlement phase, and overall project implementation and completion. Recently completed projects include the expansion of the Manchester Grand Hyatt San Diego; the development of The Grand Del Mar resort, Clubhouse and Villas; the entitlements and pre-development acquisition of the Columbia Tower Hotel Downtown San Diego; the entitlement and pre-development for Phase III San Diego Convention Center Expansion; and the master plan and entitlement for the San Diego Union-Tribune redevelopment. In addition, he continues the development management of Manchester Pacific Gateway on San Diego's downtown waterfront.
Mr. Dealy is a former Marine/Vietnam veteran and holds a Master Degree in Urban Design/Planning in Architecture from NC State University/UNC Chapel Hill with a thesis focused on Architect as Developer. Mr. Dealy is active in the community with membership with Lambda Alpha International, the Downtown San Diego Partnership Executive Committee, Urban Land Institute, Lincoln Club, Mission Valley Community Planning Group Board member, as well as the San Diego River Park Foundation Board member. Mr. Dealy resides in Point Loma and is married with a son. He enjoys golf, hiking, travel, good friends and wine.
Colin Kreik is a Vice President of Development and Construction with Dealy Development Inc. He is responsible for development and construction management of the Pacific Gateway life science project. His development experience includes ground-up and repositioning of institutional projects ranging from commercial, residential, retail, hospitality, mixed-use, and master plan developments.
Prior to joining DDI, Mr. Kreik worked within the development management and lender advisory practices at Sterling Project Development, both in New York City and Los Angeles. He also held a four-year tenure with CDM Smith in Boston, Massachusetts as a site engineer and urban planner.
Mr. Kreik holds a BLA with a focus in Urban Planning from the Boston Architectural College, and a MS in Real Estate Development from New York University. He is an active member with the Urban Land Institute.
Michelle Gallegos is the Vice President of Development with Dealy Development Inc. She is responsible for leading programming, concept development, and strategic planning teams at Dealy Development, while championing workplace design strategy within both the architecture and real estate industries. Leveraging expertise from a wide range of industries, Michelle brings knowledge in tactical and transformational strategies for, office building and high-rise development, aviation, workplace, laboratory, government and defense, life sciences, R&D facilities, and tenant improvement projects. She is frequently invited to speak at national commercial design and workplace strategy seminars, where she educates companies about the vital role design, strategy, and strong visioning plays in the workforce.
Michelle Gallegos began her career as a workplace strategist leading visioning and design efforts for large and small scale developments. Prior to joining Dealy Development, she played a key strategy and design role for projects such as Manchester Pacific Gateway Development, Mission Federal Credit Union, Texas Instruments, Fairfield Residential, Pfizer and more.
Michelle is a graduate of Savannah College of Art and Design (SCAD) in Interior Design, graduating Magna Cum Laude. She is also a graduate of the Marine Corps Offer Platoon Leadership Program, a member of the International Interior Design Association (IIDA), and certified as a USGBC LEED Green Associate.
Ms. Whetton serves as Senior Executive Assistant to President & CEO, Perry Dealy, and Development Coordinator for Dealy Development, Inc. Her primary role is to utilize her decades of project management and professional administrative support experience in the capacities of office and project management, development coordination, problem solving, anticipating issues and needs, and aiding in effective decision making to ensure the continued success and smooth operation of Dealy Development. Having worked with Perry from 2008 to 2011 on the Manchester Pacific Gateway project, Alva is pleased to once again be an integral part of the Dealy Development leadership team focused on the build out of that very site on Harbor Drive in downtown San Diego. Alva is passionate about excellence in every aspect of her work, from supporting the DDI team, to routine administrative tasks, to business development projects and more. It gives Alva great pride to be a part of an effective management team focused on building the future of San Diego’s vibrant waterfront. Alva graduated magna cum laude from California State Polytechnic University, Pomona with degrees in Hospitality and Business Management. She considers herself blessed to live in America’s Finest City – San Diego – with her husband of nearly 30 years.

Used to support Summary of Geological Requirements, Environmental Phasing I/II Reports, requirements for site utilities and grading, recommendations for the "highest and best" use for site(s) based upon market demand and financial pro forma analysis, and determination of market rents and sales values for revenue projections.
Processing and management of all required public agency approvals and permits. Used for coordination efforts with City/County/State Planning, Building Department, Health and Fire Departments and Department of Real Estate. Also used for processing specific plans, C.U.P.'s, Tract Maps, and other Entitlement-related documents; as well as, negotiation of /Development Agreements and Conditions of Approval.
Full-scope oversight of the construction process, implementation, budgeting, and selection of construction team. Overseeing the planning, design, and construction of a project, from its beginning to its end. Services guide a project's time/delivery, cost, and quality; and is compatible with all project delivery systems, including Design-Bid-Build, Design-Build, CM At-Risk and Public Private Partnerships. Works to direct an on time, on budget successful project completion.
